What are your office hours A
Our office is open M-F from 9AM to 2:30PM however we answer all phone calls until 6PM.
We are on call for tenant emergencies.
What is the duration of the term to lease one of your homes? A
All our houses and apartments are leased for a minimum of one year.
If we decide to renew your contract for another term we would make arrangements 30 days prior to the
end of your lease.
What is your tenant screening process and do you charge for the application? A
We do not charge rental application fee. Once you have completed our 2-page application we will base your
tenancy primarily on your residential history, employment, references, and current living situation.
Do you accept dogs or cats? A
We allow pets if the house has an outdoor area such as a patio or backyard. We charge a nonrefundable pet fee between
$30 to $50 depending on the size of the pet.
How much is the security deposit for a home? A
The security deposit is the same amount as the rent amount. You can pay in two payments. The first installment
is due at signing and the second installment is due with following month's rent.
What is a holding deposit? A
If you are interested in one of our homes and plan to move in at a later time we can list it off the market
with a 'Holding Deposit'. This holding deposit is typically half amount of one month's rent and is later applied
to your security deposit. The holding deposit is nonrefundable meaning if you decide you no longer want to move-in
you will not recieve your deposit. We hold houses for a maximum period of 2 weeks.
Who do I contact if something needs to be repaired in the home? A
You would contact our office at 520-455-8407. We handle issues directly and if you are calling during afterhours please
leave us a voice message and we will get back to you within 24 hours
What are the terms of the contract? A
Our leasing contract terms abide to the Tenant and Landlord Act in Arizona. We do not provide legal advice.
Do you accept Section - 8? A
Currently we are filing paperwork in order to accept Section-8 for our single-unit apartments on Bankerd Ave
in Nogales AZ. Please call us for an update
When is rent due? A
Rent for all our homes is due the first of every month. It is late as of the 4th day in which you would start incurring
late fees.
Are your homes equipped with appliances? A
All our apartments and single-family homes include a refrigerator, range and range hood. Some houses do include washer and dryer. For more information on a specific house or apartment please give us a call 5204558407.
